This key vacant lot in the Bathurst / Lawrence area was previously approved for a car wash. The owner wished instead to proceed with a townhouse development.

The final project envisioned five units facing Glencairn Avenue with the majority gaining access by a rear driveway. The use was permitted but needed minor variances to ‘fit’ the development on the lot.

After extensive discussions and negotiations with the City, the project was approved by the Committee of Adjustment. An adjacent neighbour appealed the decision to the Ontario Municipal Board (PL080253) which approved the variances.

This is a sympathetic intensification of a parcel, consistent with the neighbouring single family residences to the east.
